Warping, Chipping & Splitting Deck Issues
Over time decks can suffer from minor cosmetic problems as well as major structural issues that can severely affect their function. Let's examine some of the possible solutions.
There are many things that can cause problems to your deck, including weather, type, and construction, as well as insects. While we will discuss how to identify them in another post, for now be aware that there may be problems that can affect the condition of your deck. However, certain factors, such as construction and materials, are within your control.
A deck will add beauty and functionality to your home. There are many things that can cause deck wear over time. This gives homeowners the option to replace their decks completely or attempt deck repair.

Fix & Stain Old Boards
If your boards are solid, you can paint or stain again.
An old front deck looked terrible. However, the boards were in good condition, so we didn't feel that replacing them was necessary. We sanded the edges and hired professionals for re-staining.
If your deck extends more than 16 inches above the ground, and the boards aren't in good shape, you should be wary of board breaking. Also, don't expect to be able carry much weight. For stability, check the beams or joists. If there are cracks vertically it is time to replace the base post.
Warping, Chipping, Splitting Old Boards-Replace
It may be time for a complete deck replacement if there is a lot of checking and splitting, board movement recessing screws, or checking. I would avoid putting too much weight onto the deck if you see any screw hole rust. If the board is still soft, you can poke it with an icepick or an awl. This is a sign that the board has suffered water damage. If it were mine, it would be replaced. I would replace it if it was mine.
If the "splits," which are not very deep (mostly, or all the way through a board), then it's called "checking," which is normal .... unfortunately. Although they aren’t as deep, checks can be extremely numerous. You can use 5/4 x 6-pressure treated southern yellow pine deck boards. This is the most common type of decking that you will find.
This is a common process for any grade of this kind of decking. The higher grades tend to have fewer imperfections and knots.
Make sure your professional who replaces the boards do a good job by creating a level deck, plumb railings, nice cuts, uses proper nails/screws/brackets all around. To ensure my deck's longevity and durability, I will usually insist on a better quality of wood.
Fix & Stain Your Tight Budget
If you don't have the funds to replace the entire deck, or any boards, then rent a square buff sander at your local rental center to give the deck some sanding.
Any boards that are too soft or spongy should be replaced. You can paint Denver with any color you prefer.
